ASHRAE 62.1 Compliance

ASHRAE 62.1 is the primary standard governing indoor air quality and ventilation requirements in commercial buildings across North America. This standard, published by the American Society of Heating, Refrigerating and Air-Conditioning Engineers, establishes minimum ventilation rates, outdoor air requirements, and acceptable indoor air quality parameters. Compliance ensures occupant health, safety, and comfort while meeting legal building code obligations.

Technical Requirements

ASHRAE 62.1 specifies outdoor air ventilation rates measured in cubic feet per minute per person (CFM/person) and per 100 square feet of floor area. Standards vary by building type: offices require 15 CFM/person plus 0.06 CFM per square foot, while classrooms need 13.25 CFM/person plus 0.12 CFM per square foot. The standard also addresses carbon dioxide (CO2) levels, typically maintained below 1,000 ppm above outdoor levels.

Implementation and Verification

Buildings can demonstrate compliance through either the Ventilation Rate Procedure or the Indoor Air Quality (IAQ) Procedure. Documentation requires commissioning records, maintenance logs, and periodic testing. Non-compliance can result in permit rejection, occupancy delays, and potential liability issues. Regular HVAC system maintenance and monitoring ensure sustained compliance throughout a building’s operational life.
