Equipment Room

An equipment room is an enclosed space designed to house building systems including HVAC units, electrical panels, data infrastructure, and communication systems. Unlike mechanical rooms focused solely on HVAC, equipment rooms consolidate multiple building systems requiring environmental controls and technical access. Proper design ensures safety, accessibility, and system reliability.

Environmental Controls

Equipment rooms require temperature control between 60 and 90 degrees Fahrenheit and humidity levels between 20 and 80 percent relative humidity, per ANSI/TIA-942 standards. Ventilation must remove equipment heat loads while preventing moisture accumulation. Electrical systems require dedicated circuits with surge protection and uninterruptible power supplies.

Access and Safety

Rooms must provide two means of egress when larger than 200 square feet and maintain minimum 36-inch clearances around critical equipment. Security systems should control entry to sensitive systems. Proper organization using labeled cable trays, conduit systems, and equipment racks enables faster maintenance and reduces system downtime by 25 percent.
