Carbon Offset

A Carbon Offset is a tradable credit representing one metric ton of CO2 equivalent emissions avoided or removed from the atmosphere through qualified projects outside an organization’s direct operations. Offsets allow buildings to compensate for remaining emissions when direct reduction measures prove infeasible or cost-prohibitive. Carbon offsets are purchased to support net-zero or carbon-neutral claims.

Technical Details

Offset projects include renewable energy development, methane capture from landfills, forest conservation, and carbon sequestration. Certified offsets undergo third-party verification by standards such as the Gold Standard, Verified Carbon Standard, and American Carbon Registry. One offset credit equals one MT CO2e. Prices range from $5-50+ per ton depending on project type and permanence guarantees. Offset quality varies significantly, requiring due diligence on additionality (ensuring projects wouldn’t occur otherwise) and permanence.

Role in Building Decarbonization

Carbon offsets complement on-site emissions reductions from HVAC efficiency improvements, renewable energy, and electrification. Best practice approaches prioritize direct emissions reductions over offsets, using offsets only for remaining unavoidable emissions. Regulatory guidance increasingly restricts offset reliance, making operational decarbonization essential for credible net-zero claims.
